What assistance is offered?

For very low income households, an affordable rental housing program is offered by South Gate's Housing Authority. Section 8 Vouchers are issued to tenants to subsidize quality housing costs. The program allows the landlord to receive market rate rent through a federal subsidy which makes up the difference between the tenant's payment and the market rate. Tenants may use these vouchers as long as their income remains very low (see income chart) and the City continues to receive federal funds for this program.

Who is eligible?

Very low income households that meet local priorities. These priorities include the homeless, households who pay over 50% of their income for housing and persons displaced as a result of government action. Because the number of available certificates is limited, there is typically a waiting list of applicants.

First-Time Homebuyer Program (Call 323/563-9528)

What assistance is available?

The City offers deferred loans for second mortgages, which are due upon sale of the home. These loans provide gap financing assistance, on an as-needed basis, to first-time homebuyers purchasing a house in South Gate. This program is funded by the federal HOME Program and the Redevelopment Agency.

Who is eligible?

Low and moderate income households who are within the annually determined income ranges as shown on the chart below. Applicants must have a minimum of $10,000 or a 5% downpayment plus $3,000 - $5,000 for closing costs. Applicants must also be first-time homebuyers with a good credit record. They must occupy and retain ownership of the house. When the house is sold or transferred, the deferred 0% interest loan must be repaid along with a proportionate amount of equity.
